SQL Server 2005 Database stuck in single user mode

I have a database that is stuck in single user mode. I kill a process that gets a "lock" on db, but when I kill it, another starts automatically (using the sa account). This happens even when SQL Server Agent is disabled. Any ideas?

Can you login to the server / database?

If not, try ADMIN: ServerName and it should open an emergency administration session

Then you can log in to SQL Server to ALTER DATABASE [name] SET MULTI_USER
