What's new in new areas of MVC2?

Can someone explain the advantages and disadvantages of using the new MVC2 Areas feature?

I don’t understand what is so good about them. If I add an administrative area to an MVC application, why not create a new Admin folder in the Views and Controllers main folder? What creates an area for me?

Here is what Phil Haack says:

The scenario in which the address is indicated, the ability to break applications into separate areas of functionality. This helps a large application more manageable and allows you to create various applets that you can application.

The administrator section will not qualify as an applet, since it logically belongs to your application and can even share models with it.
