Zeus editor has full ftp / sftp editing.

The file is not loaded when saved, but the file is downloaded directly from the server, and when saved, it is written back to the server

Try Notepad ++ with the FTP_synchronize extension. It is small, fast and pleasant to use. And it's free and free.

What I use for plain HTML having this function is EditPlus3 . Although it is shareware, it is a great piece of software for trouble-free, non-bloated editing.

I feel your pain. I like to browse the remote FTP tree and edit the files as if they were local. You press CONTROL-S and load your temporary file. It seems simple, and many applications let you keep a list of files open on FTP.

If not free, well, Dreamweaver is actually a fantastic tool: just turn off all WYSIWYG content, and it's a beautiful and polished editor.

Otherwise, the look of aging and the free HTML-Kit Build 292 does pretty good work. http://www.htmlkit.com/download/
